In August 2026, single-family homes in West University Place sold in a median of 5 days, according to the Houston Association of Realtors. The newest condo tower in Rice Village, a few minutes away, is expected to finish construction in October 2027. A homeowner who wants to stay close to the neighborhood and stop maintaining a yard has to deal with that gap first.
The price is the second surprise. Chaucer's smallest residences start at $1.7 million. The median West University house sold for $1,850,000 in August 2026. Close to home, downsizing shrinks the floor plan, the yard and the upkeep. It usually leaves the purchase price about where it was.
The calendar decides the plan before the price does
For a West U owner buying new construction nearby, the two halves of the trade run on different clocks.
The house side moves quickly. HAR's monthly figures for West University Place put the median days on market between 4 and 12.5 in every month of 2026 through August. The new-construction side moves slowly. Chaucer topped out in April 2026, as the Houston Chronicle reported, which means the structure had reached its full height. Contractor G.T. Leach was expected to finish construction by October 2027.
So the owner has to choose a sequence. One option is to sell now, while houses are moving in days, and arrange interim housing for about a year. The other is to keep the house, carry it through construction, and list it closer to delivery, which means betting that the selling conditions of 2026 will still hold in late 2027. Neither choice is wrong. They carry different costs, and the decision belongs at the start of the plan, before anyone discusses finishes.
What the West U median is actually measuring
That $1,850,000 August median rests on seven closed sales. West University is a small city with a thin market, and a handful of closings can move its monthly figures a long way.
| Month | Median sale price | Closed sales | Median days on market |
|---|---|---|---|
| January 2026 | $2,830,000 | 3 | 6 |
| April 2026 | $2,200,000 | 15 | 12 |
| July 2026 | $1,667,500 | 12 | 12.5 |
| August 2026 | $1,850,000 | 7 | 5 |
In those eight months the median ranged from about $1.67 million to $2.83 million. That swing mostly reflects which houses happened to close, and only a small part of it is a change in values. For a downsizer the useful figure is the price of one specific house, judged against the few recent sales that resemble it. The useful time figure is consistent across the year: buyers here have been committing within days.
The listing side runs higher. In September 2026, active single-family listings in West University carried a median asking price of $2,180,000, with a median of 32.5 days on market. Asking prices and closed prices measure different things. Together they show a market where well-priced houses go quickly and the rest wait.
What that money buys a few blocks away
Chaucer, at Rice Boulevard and Chaucer, is a 15-story, 33-residence project from Randall Davis Company, designed by Goree Architects. The Chaucer website lists floor plans from 1,889 to 4,703 square feet. As of the April 2026 Chronicle report, prices ran from $1.7 million to $5.5 million.
The buyers match the scenario described here. The Chronicle reported that many are downsizing from nearby Southampton and West University, and that others want second homes closer to their adult children. Davis described Chaucer as a draw for buyers. He also said penthouse demand was strong enough that three floors were added to the original design, and that about 65% of the residences had presold. That figure dates from April. No newer sales update had been published as of this writing, so the remaining inventory is a question for the sales office.
Add those details up. A West U owner who sells near the August median and buys an entry-level Chaucer residence frees up very little equity. A buyer who wants the larger plans, or one of the penthouses that prompted the added floors, will pay more than the house sold for. What the money buys is a change in how the owner lives: walkable dining and shopping, on-site management, and no yard. In the Chronicle, Davis described the draw as "the classic appeal of having walkable dining, shopping and everything at your fingertips."
The missing middle in Rice Village condos
A downsizer who wants new construction near Rice Village pays new-construction prices because there is very little else in that category. The Chronicle called Chaucer one of the first new condominium high-rises the area had seen in several years. It named two nearby existing buildings: 2520 Robinhood, built in 2000, and the smaller Moderne, completed in 2017.
Those two buildings sit at opposite ends of the market. 2520 Robinhood is a 17-story building with 78 units. Recently, its active listings were asking about $275,000 and $285,000, and one unit was under contract at $380,000. The Moderne, at 2406 Tangley, is a seven-story building with six residences, so resales there are rare.
The supply near Rice Village therefore falls into two groups: established condos priced in the hundreds of thousands, and new custom residences starting at $1.7 million. Davis described Chaucer as filling "a big hole in the market." Seen from the buyer's side, the hole is the space between those two groups. A downsizer who wants a newer building, a larger floor plan and a short walk to the Village has a short list to choose from, and a short list keeps prices firm.
A later option toward River Oaks
Ace and Ivy at 3100 West Alabama is a later option. The Houston Chronicle reported in February 2026 that Everlight Group plans an 11-story building with 31 residences of 2,500 to 6,500 square feet, priced from $2.8 million. The plans include a 45,000-square-foot pickleball club with 15 courts, open to the public, with founders-level membership and preferred court access for residents. The project's site describes two- and three-bedroom residences with in-home wellness features, plus four- and five-bedroom penthouses.
On timing, the Chronicle reported a groundbreaking planned for spring 2027 and first residents in 2028. These are developer targets, not construction milestones. For a West U owner, Ace and Ivy starts higher than Chaucer and stretches the gap between selling the house and moving in even further.
Questions to settle before signing a presale
Neither project has published a dollar figure for maintenance fees. Chaucer's features page describes its maintenance fees as "low." That leaves several items to pin down in writing:
- The estimated monthly dues and what they cover. A projected budget for a new building is an estimate, and the first full year of operation tests it.
- The delivery window and what the contract allows if it slips. Chaucer's October 2027 target was the expected date in April 2026.
- The deposit schedule against the house sale. If the house will fund the condo, the deposit timing has to line up with a sale that, going by 2026, may close within weeks of listing.
- Which floor plans and price points remain. At 65% presold in April, the remaining residences may not include the plan that matches the budget.
- Customization deadlines. Chaucer offers about a dozen customizable floor plans, and design choices typically have to be locked in well before delivery.

FAQ
Does selling a West University house cover a new condo nearby? At August 2026 prices, the median house sale of $1,850,000 roughly covers Chaucer's entry price of $1.7 million and little more. Larger plans cost more than the typical house sold for.
Are there lower-priced condos near Rice Village? Yes, in established buildings. 2520 Robinhood, built in 2000, recently had listings in the high $200,000s. Those units are a different product from the new custom residences.
When could someone move into the new towers? Chaucer's construction was expected to finish by October 2027, and Ace and Ivy expected first residents in 2028, according to Chronicle reporting from April and February 2026.
